The Secret to Successful Short Sales Acceptance is in Your Toolbox, or is It?
    by Betty Ziegler

When working short sales and foreclosures are you finding yourself wasting valuable time and resources trying to get through that seemingly 'brick wall' of bureaucracy? Is that 'good deal' going by the wayside?

As any of you who are involved in real estate, as a Realtor or Investor knows that the current state of the real estate market is changing dramatically day to day.

Especially lately when we have seen mortgage companies closing their doors, being bought out or absorbed and changing names. A necessary tool to have in your real estate tool box is a subscription to a lender directory. There are several to choose from, my company uses Lane Guide for our source needs. We find this particular provider the easiest to work with for our needs, and their updates are timely.

Are you new to Lender Directories? Well, a brief overview:

A quality lender directory, such as Lane Guide, furnishes their subscribers to a list of contacts within the lending industry. These lists are updated continually, so that you always have the contact name, phone number and address of that person whom you need to be in contact with if you are going to resolve your issues.

Now then, back to your good deal. As you try to contact a particular lender for mortgage loan information your task is formidable.

The real estate resale market has turned into a 'short sale' market with an increasing emphasis on seller carry back.

These huge numbers of foreclosures represents huge opportunities for those who can contact, and dialogue with (this is the key), the beleaguered lender/mortgage companies. Are you one of the fortunate few who can accomplish this task?

If you are in the know with such lender lists, you will be able to hire yourself out to those who are lost in this short sale and foreclosure market we find ourselves in. But, that is another issue. Let's get on with our discussion here, getting your short sale accepted.

As much as the foreclosed homeowner resists your contact attempts, the lender, with their layered bureaucracies is just as stubborn to break through.

Mortgage lender employees seem to have been trained in resistance and obfuscation, hiding behind a shield of privacy laws. Have you, too, been misdirected in your failed attempts to reach the desirable decision maker?

I found that using the lender directory service helps to cut through all that red tape. With my subscription I am provided with the correct contact information to just the department that I need to contact. How about that!

The phrase 'time of the essence' has never rung truer than now with short sales and foreclosures. While saving weeks of dead end phone calls and tail-chasing, I have received many successful short sale offer acceptances lately. Yahoo!

Organization is your best asset here, along with contact data building. When I can immediately reach for and find the correct contact within the mortgage company I am pursuing, I can get on to the next step: Satisfying my client needs.

And that is what it is all about, right? Seeing that smile on our clients face when we give them the good deal?
